Duties
The Maintenance Mechanic works under the general supervision of the Supervisor/Team Lead.
Determines the type and extent of repairs or renovations needed, methods and techniques to use, parts or components required, and completes work typically with no check in progress.
Ensures the end product meets all specified requirements, Major duties include but not limited to: Repairing, constructing, remodeling, and maintaining a variety of wooden and wood substitute structures.
Installs studs, sills, plates, braces, joists, floors, sub-floors, ceramic tile, vinyl sheet goods, paneling (including sheetrock, plywood, and veneers), siding, sheathing, insulating material, door and window frames, as well as interior and exterior trim.
Fabricates and installs items that require a precise and accurate fit including window and door frames as well as shelves, counter tops (including laminate and solid surface material), cabinets, bookcases, etc.
Designs, plans and executes the installation and modification of a variety of diverse modular furniture systems.
Interpret and modification of drawings, blueprints, and specifications.
Determine the layout, work sequences, and types of materials required.
Electrical: Installs, modifies, repairs, maintains, and diagnoses trouble and makes repairs that can be accomplished by removing, replacing, tightening, splicing, soldering, and insulating defective wiring, controls, equipment, and fixtures such as broken and bare wiring, burned cut switches and relays, loose connections and fittings, damaged light fixtures, and poorly operating thermostats, Tests equipment by use of voltmeters, and watt meters.
Plumbing: Performs a variety of plumbing installation and maintenance work which involves removing, cleaning, replacing, packing, and sealing defective parts of utility, supply, and disposal systems such as dirty traps, sections of broken pipe and tile, clogged pipes and fixtures, and leaky faucets and drains.
Installs, repairs and maintains equipment and fixtures to existing plumbing systems such as pressure reducing valves, hot water heaters and/or storage tanks, circulating pumps, drinking fountains, water closets and urinals.
Pipefitting: Works from building plans, blueprints, and sketches in planning and laying out the routing, placement, pitch, elevation, pressure reduction, expansion, and operations of various piping system and equipment.
Installs, modifies, and repairs system by setting up routes; placing and cutting openings; placing hangers for proper pitch and elevation; determining need for and installing such things as risers, flexible branches, expansion joints, pumps, gauges, and pressure regulators as needed to ensure proper operation of the system.
Tests systems and equipment for proper pressures, leak-free joints, and operation.
Control Work: Makes repairs on large and small systems where any numbers and types of pneumatic and electrical controls and relays are required to make the system operate at peak efficiency.
Incumbent makes frequent inspections of equipment and controls, making all necessary adjustments to valves, relays, thermostats, and other controls to alter or change conditions to prescribed test temperatures and/or chamber pressures.
HVAC Equipment: Work involves installing, recognizing the causes of faulty equipment, and making repairs on a variety of HVAC systems.
Observes and tests for correct operation of all parts of the refrigeration cycle.
Tests for refrigerant leaks and evacuates moisture from refrigeration systems and components when needed.
Adds refrigerant to obtain normal operating levels, Jobs require significant responsibility because of large and complex projects that require critical judgments.
Perform other duties as assigned.
